Once In A Lifetime You Get A Chance To Own A Piece Of History
The Lofts at Underwood Plaza is the premier condominium building in Northwest Arkansas. Located directly on West Dickson Street, one block east of the main entrance to the University of Arkansas and one block west of the Walton Arts Center (WAC). It is within easy walking distance to the major sporting events, WAC performances and the numerous dining and entertainment establishments on historic Dickson Street.
Anyone who has passed through the University in the past 100 years has fond memories of Dickson Street, and it has become a popular destination in Arkansas for shopping, live music, cultural events and nightlife. With the construction of The Lofts at Underwood Plaza comes a truly "once-in-a-lifetime" chance to own a piece of Fayetteville history - and in the best location you can imagine.
At nine stories (138 feet) tall and located on the "high" end of the street, The Lofts at Underwood Plaza is the tallest building that will ever be built on Dickson Street. Shortly after The Lofts at Underwood Plaza received its building permit, the City of Fayetteville passed an ordinance limiting building heights to six floors or 84 feet, whichever is less. The top six floors contain luxury residential condominiums while the lower three floors are commercial and will include restaurants, coffee shops, offices, retail stores and more.
Most of the units have outdoor balconies or patios, and, at these heights, the views in every single direction are absolutely breathtaking. Furthermore, the present building height restrictions guarantee that the views will never be compromised.
Last, but far from least, the quality of the construction has not been compromised for cost. The developers will own units in the building, living as neighbors next to other owners, and they are committed to producing a development of the topmost quality. Buildings in Fayetteville want to "slide down the hill," so instead of opting for the typical pier footings, which are cheaper, they decided first to pour a foundation that is a 36-inch-thick solid slab of concrete and then to add 24 inches more of concrete and aggregate over that. At ground level, one is standing on a good 60 inches of foundation footing.
The building's exterior is comprised of steel, high-quality brick, genuine black composite slate, smooth cast stone, real copper and fireproofing foam. Since the purchasers of the residential units will be owners, the developers are passionate about the building's quality of construction and quality of materials.
Ted and Leslie Belden, Richard Alexander, Rob Merry-Ship, John Nock, Craig Underwood and Bill Underwood are equal partners in the project. All are permanent residents of Fayetteville and will be neighbors to every owner at The Lofts at Underwood Plaza. All have positive track records for leading quality developments in Fayetteville.
While Alexander Merry-Ship & Alt Real Estate Group, Inc., gained hefty recognition for its work with the University of Arkansas during the reinvention of what is now The Inn at Carnall Hall, the company has left its signature on and around the downtown core time and again, revitalizing such landmarks as The Ozark Theater, The UARK Bowl, The Fulbright Building (formerly the Fayetteville Public Library) and One East Center (formerly the Bank of America Building) on the Downtown Square.
The Underwoods were responsible for refurbishing the old Powerhouse building, now the location of Fayetteville dining mainstay Powerhouse Seafood Restaurant, and they were also the driving force behind the popular residential community, The Cliffs at Crossover. The Underwood name has been a hallmark of quality for over 50 years on Dickson Street, and The Lofts at Underwood Plaza will be no exception.
Expected completion is August 1st, 2008.
